Mabry surveyed in the four-wire barbed wire fence line, and by 1886, 781 mi (1,257 km) of fence were in place, including a 260 mi (420 km) long west line and a 275 mi (443 km) long east line. By 1887, the herd was maintained at between 125,000 and 150,000 head, or about 20 acres (8.1 ha) per head. The ranch started operations in 1885, purchasing cattle and moving them onto the ranch. Campbell became general manager and Berry Nations range foreman. : 72–73Ĭompany headquarters were located in the northern boundary of the ranch, at Buffalo Springs, with George Findlay directing business. The company existed until 1909, when all bonds had been redeemed. Denny, Baron Thurlow, and the Marquis of Tweeddale, while the Earl of Aberdeen and Quintin Hogg were trustees. Farwell, Walter Potter, Henry Seton-Karr, Sir William Ewart, Edward M. Directors of the company included John V. The money was raised through the sale of debentures paying 5 percent interest. Farwell formed the Capitol Freehold Land and Investment Company, Limited, in London. In order to raise the capital needed to fence the ranch, build houses and barns, provide water, and purchase the cattle, John V. This action saved Texas a strip of land one half mile wide and 310 miles long. Farwell and President William Howard Taft were instrumental in passing a joint resolution in 1911 by Congress honoring the Clark line. Clark's line defining the 103rd meridian, approved by Congress in 1891, turned out to be about one half mile west of the true meridian. Munson survey used to define the capitol lands, and the northwest boundary of the state was defined by John H. Babcock inspected the capitol tract that same year, setting out from Tascosa on 23 March and arriving at the Yellow Houses on 27 April. Taylor was assigned company representative in June. This company was composed of Colonel Abner Taylor of Chicago, Colonel A.C. Though Mathias Schnell won the contract for constructing the new building in January 1882, by May he had assigned all interest to Taylor, Babcock and Company. Total expense for the capitol building amounted to $3,744,630.60, of which the Syndicate Company paid $3,224,593.45. The ranch stretched across all or portions of the counties of Dallam, Hartley, Oldham, Deaf Smith, Parmer, Castro, Bailey, Lamb, Cochran, and Hockley. Farwell of Chicago, Illinois, under which a syndicate led by the Farwells, with mostly British investors, agreed to build a new Texas State Capitol in Austin and to accept the 3,000,000 acres (12,000 km²) of Panhandle land as payment. In 1882, in a special legislative session, the 17th Texas Legislature struck a bargain with Charles B. In 1879, the 16th Texas Legislature appropriated 3,000,000 acres (12,000 km²) of land to finance a new state capitol. This was anciently the territory of the Querecho Indians and Teyas. The XIT ranch was located in the western edge of the Texas Panhandle. The massive ranch stretched through ten counties in Texas and at its peak regularly handled 150,000 head of cattle. Comprising over 3,000,000 acres (12,000 km²) of land, it ran for 200 miles (300 km) along the border with New Mexico, varying in width from 20 to 30 miles (30 to 50 km). The XIT Ranch was a cattle ranch in the Texas Panhandle which operated from 1885 to 1912.

Then there’s the matte black eight-layer PCB that features four sets of two ounce copper inner layers that can reportedly ensure lower temperatures and better energy efficiency during overclocking. This includes 60A power chokes for cleaner Vcore voltages, premium memory alloy chokes to feed power more reliably to the memory modules, and dual-stack MOSFETs that double the die area over traditional MOSFETs and make the power delivery for the CPU Vcore more efficient. Power phases aside, as a board targeted at overclockers, the Z170 OC Formula unsurprisingly comes with a host of other features to improve stability. The greater number of phases allows the board to step down the 12V power delivered from the power supply unit (PSU) to the board in smaller increments, reducing the chances of voltage drops – when the voltage drops below the vCore setting – that might cause the system to crash or become otherwise unstable. While the number of power phases is a poor indicator of a board’s ability to support high overclocks, it does serve as a general guide of overclockability. The board boasts an 18+2-phase digital power design, with the two additional phases dedicated to the memory components. There are still subtle accents of yellow present, but the overall look is a lot more tasteful now. The solid yellow VRM and PCH heatsinks on the Z97 OC Formula have also been replaced with more staid-looking black heatsinks on the Z170 motherboard. The latest addition to ASRock’s OC Formula series retains the bright yellow motifs of its predecessors, while adding new design elements like a matching I/O cover (ASRock is calling this I/O Armor as it is more than just an aesthetic choice and can protect crucial components from static electricity). Similarly, Extreme series motherboards like the Z170 Extreme 7+ that we covered in our previous shootout feature a broader range of features to cater to a wider segment of users don’t necessarily see themselves as serious gamers or overclockers. In comparison, Gaming series motherboards like the Z170 Gaming K6+ are intended to appeal to gamers with an eye-catching aesthetic and key features like upgraded onboard audio for better in-game sound. As its name suggests, the Z170 OC Formula fits into the last category and has been designed unabashedly with overclocking in mind. ASRock Z170 OC Formula ASRock Z170 OC FormulaĪSRock’s Intel Z170 motherboard line-up can be broadly divided into three distinct series – Gaming, Extreme, and OC Formula. Now that Quicken has more Mac functionality than Banktivity, budgeting that works, and Banktivity has gone to the subscription model I will go back to Quicken. I bought Banktivity to have Mac based accounting and avoid Quickens subscription pricing. Further, budgeting relies on scheduled transactions and if the amount of a scheduled transaction changes, you have to create a new transaction (and keep the old one), otherwise your historical budgets will change. Bad design that could cause someone to easily overspend. For example if you budget $200 every other month but then spend $100 in a month that was originally budgeted for 0, the product does not include the $100 in the monthly expenses total. Banktivity, developed specifically for Apple products, serves as a personal or small business financial management program, allowing users to monitor accounts. You are not allowed to have a monthly budget of $0. Budgeting is REALLY important for me and being able to review accurate results guide my spending. So I always had to be on the lookout for errors and create adjustment tranasctions that cause downstream reconciliation problems.īudgeting is a whole other case. The temporary fixes they gave me didn't work and they have never provided a fix. I have had five times when the accounts didn't total correctly and it was easily proven by totalling manually from the last reconciliation. Too bad they ruin it with poor sup-port and some bad design. This company has the basics of a good product. Just fix the program instead of letting this problem fester. This level of customer support from any company is disgusting. Banktivity 7 is a great alternative for dissatisfied Quicken for Mac users. They are now switching to a subscription model so I might as well try the new improved Quicken and try not to think of the $70 and many many hours wasted on this turd. Saru - Expenses and Money (7 Similar Apps & 5 Reviews) vs Simplifi: Budget. I have contacted customer support who told me to send screen shots and log files which I did, but got no response. So who are you going to vote for-Chase with millions of people using other banking software without problems or this little software company with limited resources and a history of buggy software? (Does anybody remember iWork from the same company?) There are other problems such as the impossibility of paying two credit cards that are issued by the same company-both payments get sent to one account and then you get a late fee and a ding to your credit score. They have said it's not their problem and to call Chase, I call Chase and they say it's not their problem. So I have to painstakingly check the Banktivity record against that of Chase and manually enter the missing transactions. I have had numerous interactions by e-mail and chat, sending log files and screen shots, with their vaunted customer support staff and this problem continues. However, IT DOES NOT RELIABLY DOWNLOAD BANKING TRANSACTIONS from Chase. I use this type of software to pay bills, flagging tax-related items as I pay them, and generating a simple report at tax time each year. Like many people I have been forced to check out alternatives to Quicken 2007 for Mac since its demise. Banktivity is a beautiful app with problems.

It’s a short but sweet tale that will leave you wanting more. It’s a weird one, for sure, but it works surprisingly well on the whole. A great dating-sim, dungeon-crawler hybrid that takes you on a journey of self-acceptance, love, and facing your fears all while smooching some cute swords. The only other criticism I would have is that conceptually wanting to have the best weapon for you in dungeons can put you on a very different path from who you want to get to work with romantically, so when this is in conflict it can make things a bit weird, even if the dialogue generally allows you to keep the tone and mood under control to a degree. Particularly on the roguelike action side since the combat, though decent, isn’t as fluid and varied per weapon to the level that other games in the eShop have set the bar to, but it’s certainly enough to keep you entertained. The definite risk is that while it does a good job on both ends of the spectrum it wouldn’t necessarily stand up to the best in the genre on either side. Despite the clash in styles, and though not without some flaws, I have to throw my hat off to the folks at Kitfox Games for putting earnest effort into getting both right in parallel, not obviously neglecting the quality of one for the other and making their genre-bending only a half-hearted effort. … Full Review »Įlevator pitch time… so what if the goal was to make a game that fully embraces and meshes together intense slashing roguelike combat and… a Elevator pitch time… so what if the goal was to make a game that fully embraces and meshes together intense slashing roguelike combat and… a dating sim?!? Yeah, I know, right… these things just seem to naturally belong together, for sure. It was totally worth it for me just to experience all the characters in the way I wanted to. While there isn't a massive amount of content, I feel Boyfriend Dungeon has the perfect amount for a playthrough and then some. While both ideas are perfectly fine in their own right, it's the combination of the two that makes Boyfriend Dungeon work so well, with dates unlocking new abilities for weapons in combat, and combat unlocking dates. Gameplay bounces between two simple ideas, one where the player goes on dates, and one where the player dives into simple combat in simple dungeons. Some characters are non-binary, and the game allows you to date as you want to polyamory is totally allowed, but you don't have to. Inclusivity is certainly the name of the game with Boyfriend Dungeon, allowing for relationships to be as intimate as you'd like. As rhythm games, card games and Metroidvanias have become almost overused, one clever developer thought of a genius idea: a dating game. No sensor was higher than 35 degrees at any point during the run. Running specs while on a video call or using OBS will definitely get the fans going and the laptop surface to a very hot temperature.Īfter successive runs on the Mac Mini M1, the PMG SOC Die iStat Menu monitor hovered around 20-25 degrees celsius. Whether or not this triggers the fans depends on what else is happening on the machine. This is *very* good and also promising for what native performance might look like, especially given the frequency of needing to boot up a Rails environment or restart spring.Īfter successive runs on the 16" Macbook Pro, the CPU cores (according to iStat Menus) hover around 60-80 degrees celsius. In terms of Rails boot-up, the M1 was the fastest at 3.39 seconds, followed by the 16" Macbook pro at 4.92s and the Mac Mini at 5.72s. The terminal scrollback in tmux + iTerm2 on the M1 feels particularly fast and light, I would guess due to the improved GPU performance of the M1. Reloading web pages in Chrome in the development environment feels fastest on the M1 Mac Mini, followed closely by the 2019 16" Macbook Pro. Using OBS on the Intel Mac Mini has not been a good experience, the load average and CPU are too high for the stream to be very stable. The spec-running variance is much higher than the other 2 machines, even though it's fastest possible run is still comparable. The 2018 Mac Mini Intel i3 does well to run the Rails specs when nothing else is going on, but otherwise it feels sluggish and test times can go up as high as 120 seconds if other intensive applications are running. Personally, fans give me anxiety even though I know that is irrational. I can do the same thing on the 16" Macbook but the fans will max out, which is problematic because it creates background noise in the audio. On the M1 Mini I can run OBS 60 fps, Zoom, and Rails specs at the same time without any degradation in performance, fans, or heat. The M1 Mac Mini scores lower than the older Intel Mac Mini in this simple, single-theaded benchmark, but under real-world conditions it's significantly faster and more responsive, in some cases even more than the 16" Macbook Pro, a machine that costs nearly 4 times as much. Caveatsīenchmarks are not perfect, and this one doesn't really capture the overall feel of the 3 machines. We expect the native ARM mode to be a lot faster but haven't gotten the environment fully working natively yet. That means that all instructions are translated before they are executed, adding a lot of overhead. The Mac Mini M1 numbers come from running everything in x86_64 compatibility mode using Rosetta 2. Next was the 2018 Mac Mini Intel i3 at 1 minute 19 seconds with the 2020 Mac Mini M1 right behind at 1 minute 22 seconds. The 2019 16" Macbook Pro Intel i9 ran the specs fastest at a total time of 1 minute 8 seconds. The rest of the specs fall into different categories including serializers, coponents, services, controllers, helpers, mailers, and workers. There are a few Capybara specs that run a headless browser. The test suite is built with RSpec and consists of 1403 specs. The underlying database is Postgresql and we also use of Redis for caching and Sidekiq. We also have a Node.js runtime used by some parts of the Rails app running on node v12.13.1. Orbit is currently running on Rails 6.0.3.4 and ruby 2.7.2p137. Numbers reflect the lowest score of 5 back-to-back runs, which may minimize actual differences. There is the very nice user digital display screen (left pic) which no other piano under $1000 has that is larger and displays musical notes, lyrics to songs, and general function information. The fun educational and musical features of the DGX650 cannot be overlooked on this new model and they are numerous. So just to be clear, if you want the best piano key action you could get in this lower price range, there are other piano choices although the DGX650 is enjoyable to play at the level it is at. The upgraded Yamaha GH key action is definitely quieter in movement and gives a more solid and natural feel overall.but that key action is not in Yamaha models until a minimum of $1499. Also the keys themselves make some plastic sounding noise at times when the keys go up & down. However in my opinion, it it does not have the realism in movement or static key touch weight (when a key is first depressed from resting position) as compared to Casio or Kawai 88-key digital piano in the lower price range under $1000. Yes, it is weighted across the keys and graduates in weight from left to right going up the keyboard and it feels much more like a piano than a keyboard does. Although the GHS action has been around a long time and seems to hold up fine over time, it is not, in my opinion, a realistic reproduction of an actual acoustic piano key action. The DGX series of pianos has not changed its key action in many years and uses what Yamaha calls its GHS (standard) key action. The key action is like the transmission in a vehicle.the way it moves, behaves, sounds, and operates is "key" (haha) to playing a piano properly. However, the single most important part of any piano (digital or traditional) is the key action. The best way for me to describe the new DGX650 is to say that it is really like putting together the new Yamaha P115 ($599 internet price) piano sound chip with pedal resonance & 128 note polyphony, and mixing it with some of the fun educational features of the former DGX640 along with some additional cool features, more connectivity, and as I mentioned earlier, a slightly upgraded speaker system and better cabinet colors. This new DGX model still does not offer any kind of built-in key cover. There have been a number of DGX models over the years and all of them have been popular with the DGX650 version replacing the former DGX640 with much needed and appreciated upgrades in including more polyphony processing power (128 notes vs 64 in previous model), better piano sound sample (more realistic piano tone), slightly better internal speaker system, and a nicer, more contemporary cabinet offered in black with dark brown rosewood side trim and an all satin white color with a bit of silver accents, instead of just the traditional wood tones from previous models (I didn't personally like those much) which are no longer offered. However, it is still small and light enough overall to fit into many areas of your house or apt, so as far as size goes, it's still fairly compact. I say portable because you can play the piano without its stand and move it, but it is a bit large and heavy (approx 50lbs) for being a true portable piano as compared to other brands or models of portable pianos in this price range such as the Yamaha P115 and Casio PX360. The Yamaha DGX650 portable digital piano ($799 internet discount price including matching stand - pedals optional) was the most recent update of the popular DGX series of lower priced Yamaha portable digital pianos until the newer DGX660 came out. Read my CGP700 review at the following link: Casio CGP700 Review This Casio piano has similar featurers to the DGX660 but is also upgraded in a number of ways and also sells for $799. You should also check out the newer Casio CGP700 piano at $799US internet price. I have not published a review of the DGX660 yet but I do like it and it looks nice. The DGX660 has been upgraded in piano sound, user interface, and functions.
